A 3.7-acre olive estate situated 400 metres from the shores of Lake İznik in northwestern Turkey. The estate comprises 450 mature Trilye (Gemlik) variety olive trees aged 20–25 years, currently producing approximately 13 tons per year at an unoptimised baseline.

At optimised yield, annual table olive production rises to approximately 20 tons with a gross income potential of €80,000–€120,000 per year. The estate also has the capacity to produce 4,000–6,000 litres of premium extra virgin olive oil annually.
