FEES & SERVICES

Our fee is inclusive of a comprehensive, high-end marketing and sales strategy designed to attract the right buyers or tenants, locally and internationally.

BESPOKE MARKETING CAMPAIGN

​

We create a tailored campaign for your property, including:

  • Professional photography

  • Cinematic video walkthroughs and drone footage

  • Scaled floorplans

  • A high-quality, bespoke digital and print brochure

 

TARGETED LETTER CAMPAIGN

​

We deliver professionally designed letters to carefully selected addresses, ensuring your property reaches investors and developers actively acquiring in the area.

 

PAID SOCIAL MEDIA ADVERTISING

​

Your property is promoted through a targeted social media campaign, with an allocated ad spend of 0.02% of the property value, reaching both domestic and international audiences.

ACCESS TO OUR PRIVATE INVESTOR NETWORK

​

Your property is discreetly introduced to our verified database of high-net-worth property investors, family offices, developers and institutional buyers.

ON-SITE MARKETING

​

Where appropriate, we erect a branded marketing board at the property to maximise local interest.

 

SOFT LAUNCH FOLLOWED BY FULL MARKET EXPOSURE

We begin with a soft-marketing approach to registered buyers, followed by full exposure on leading commercial platforms including:

  • Rightmove Commercial

  • Zoopla Commercial

  • LoopNet

  • NovaLoca​

OUR FEES AND CONTRACT TERMS

​

Our standard contract length is 12 weeks, though for more complex instructions we may agree a longer term to ensure the best outcome.

We operate on a no sale, no fee basis and cover all marketing costs — including professional photography, videography, advertisement boards, social media and letter campaigns, and listings on major platforms such as Rightmove Commercial, Zoopla Commercial, LoopNet and NovaLoca.

SALES FEE

​

Our typical sales fee is 2% + VAT (2.4% inclusive), payable only upon successful completion.

​

Alternatively, you can choose to pay a portion of the fee upfront — 0.25% + VAT (0.3% inclusive) — and benefit from a reduced total fee of 1.75% + VAT (2.1% inclusive).

​

Example:
If you’re selling a property valued at £2,500,000, you have two options:

  • Standard Option: Pay 2% + VAT = £50,000 + VAT (£60,000 inclusive) upon completion

  • Upfront Option: Pay 0.25% + VAT upfront, and 1.5% + VAT upon completion
    Total = £43,750 + VAT (£52,500 inclusive) — a saving of £7,500

LETTING FEE

​

For rental instructions, we charge 15% + VAT (18% inclusive) of the annual rent — also on a no let, no fee basis.

​

Example:
If the agreed rent is £75,000 per annum, the total fee would be £11,250 + VAT (£13,500 inclusive).

​

There are no hidden costs — everything required to market and secure a buyer or tenant is included.
